Renovating your home? Thinking of rewiring your HDB flat? You’ve probably seen those flashy ads from contractors offering “affordable rewiring packages.” Sounds like a good deal, right?
But here’s the truth: many of these attractive offers hide poor practices that can leave your home unsafe and your wallet lighter.
💸 The All-Too-Familiar Story
You’ll often see pricing like this:
- 3-room HDB: $1,000–$2,000
- 4-room HDB: $1,500–$2,500
- 5-room flat: up to $3,600
At first glance, it seems reasonable—until the problems start.
In August 2021, our team at Competent Electrician visited a home at 58 Circuit Rd, Singapore 370058. The owner had just completed a renovation and paid $2,000 for rewiring.
But just six months later, the circuit breaker was tripping three times a day.

🧱 Another Case – $20,000 Spent, But Safety Compromised
Another homeowner shared her story in 2022. She spent $20,000 on air conditioning and rewiring. Trusting her interior designer, she assumed they’d hire a qualified electrician.
The result? Dangerous shortcuts, undersized wires, and water heaters tapped into wall sockets.
Worst of all—five people have been electrocuted in showers over the past five years because of similar shortcuts.

Common Shortcuts That Put You at Risk
- Using undersized cables for high-power appliances like water heaters.
- Tapping into wall sockets instead of installing proper power lines.
- Hiring unlicensed workers to save costs.
✅ What HDB and EMA Say
Here’s what the official guidelines say about electrical work in your home:
From HDB:
You must supervise all electrical work and ensure it’s carried out by an EMA-licensed electrician.
All work must comply with HDB’s guidelines, and you must submit Form CS/5H to SP Services Ltd (SPSL) for inspection.
From EMA:
Electrical work must be carried out or supervised by a licensed electrical worker.
This includes:
- Installing or modifying wiring
- Adding or replacing sockets, switches, lighting points
- Fixing or replacing circuit breakers
Depending on your home or premises, the required electrician may vary—from a licensed electrician to a technician or engineer.
🛠️ The Competent Way
Before hiring anyone:
- ✅ Ask for the electrician’s EMA license
- ✅ Make sure they follow HDB and EMA procedures
- ✅ Never cut corners on rewiring—it’s not just about cost, it’s about your safety
